I've made the plunge and signed the paperwork to have a new house built. It's been a wild ride moving my family from Maryland to Georgia but this should be the last piece of the puzzle. It's on an acre and includes a 12x16 screened in smoking porch!!!:noon Might be a North Georgia Herf in the near future!!!!

Nice! Congrats on the new purchase. Just do yourself a favor and get yourself your own home inspector and be sure to do inspections at all stages of construction.:2 If the builder won't allow it fight them tooth and nail over it.

If this does become a concern PM me, I have a few inspectors I recommend. I am IRC certified but I would recommend guys with more inspection experience as I was just one of those evil builder types :D

I've got 2 constuction buddies that will not only be keeping an eye on it, but they're also sub-ing on the job (Insulation and Electric). But I still might have an independant come look at it. I got screwed on a septic system pipe that wasn't burried deep enough on the last house I built. It also doesn't hurt that the contractor is my new neighbor:D

Congratulations, and I agree about the inspections. Hire an independent ASHI certified inspector that has experience with new home construction. There is a difference between a resale inspection and one done throughout the home building process. So make sure they have done new homes. Typically there should be at least 4 done through the process. Also I know your friends might be doing some of the sub work but it would be good to have a neutral 3rd party telling you that it is being done right.
Good luck.
